Discovery Call
This initial conversation will help us to understand your project scope, budget, and timeline, while you will learn about our design process and fees. We will also provide some initial feedback and ballpark price points on your specific project. Let’s chat!
Meet & Greet
In the You-Neek Designs studio we can walk you through a similar project from before pictures to design process deliverables to finished photography. We want to make sure you understand the design process prior to signing a contract. We ask you to send photos and videos of your home, so we can dig into even more feasibility and price point details. This is the best way for us to learn if it’s a good fit!
Functional Analysis
This is the most important step in the design process. We analyze every possible path forward from a functional space plan perspective. We draw up as many potential iterations as possible, so we can make sure all options are accounted for to determine the best layout for you.
Costing
With the confirmed layout in place, we can now provide actualized costing. We create a clear scope of work for the contractor to understand how walls and mechanicals are shifting to achieve this new layout. A site visit with the contractor and structural engineer also ensures feasibility of the layout to make sure there aren’t any roadblocks. An itemization of costs for decorative products and materials rounds out the overall project budget, so you have a full understanding of what it will cost to get your forever home.
Design
Things get REAL with the introduction of our 3D modeling phase. Here we visualize every angle of the project from floor to ceiling to landscape. It’s during this step that you can truly start to envision the space and react to materials, proportions, and style. Our team is well versed in the quality and function of textiles and materials in the market. We have a good eye for what works in a space, and an even better understanding of how to manage your budget to source the best materials to meet the project goals.
Pre-Construction Management
Once the design is complete, we start documenting every design detail in a set of architectural construction drawings. This is the roadmap for the contractor, so they know exactly what our expectations are for the finished product. Now that all of the materials, fixtures, and furniture have been chosen we begin procuring everything. We bring all products in-house to our studio to inventory and quality check. We handle any exchanges for damaged product to prevent surprises and delays during installation. We get all the ducks in a row, so we are ready for construction!
Design Implementation
Our clients benefit from the longstanding contractor relationships we manage through the many projects we hold in our portfolio. Not only do we bring the right builder team to the project, we oversee every step of the process – continually advocating for your vision. During demolition in older homes, we can come across surprises hidden in walls, so we will be your construction advocate working through the various paths forward along with any cost shifts. Our ultimate goal throughout the project is your happiness with your forever home.
